À propos du quartier Heathrow
Heathrow et ses environs constituent l'un des principaux centres de logistique et de distribution du pays. Il s'agit du premier aéroport international du Royaume-Uni, qui a traité 1,4 million de tonnes de fret en 2021, soit le plus grand nombre d'aéroports du pays et l'un des 20 premiers aéroports internationaux. Le trafic de fret génère une demande importante d'espace d'entreposage à l'intérieur et autour de l'aéroport. Un grand nombre d'entreprises logistiques majeures y sont implantées, notamment DHL, Kuehne+Nagel et Dnata.
La région est bien desservie par la route et le rail. Elle offre un bon accès à l'autoroute M25 London Orbital, ainsi qu'aux autoroutes M3 et M4 qui relient la région au centre de Londres et au sud-ouest de l'Angleterre. Les liaisons ferroviaires ont été récemment améliorées par l'achèvement de Crossrail, qui a réduit la durée des trajets vers Reading et le centre de Londres. L'achèvement de ce projet a également permis d'augmenter le nombre de travailleurs locaux potentiels. Plus de 2 millions de personnes vivent dans un rayon de 10 miles autour de l'aéroport d'Heathrow, ce qui en fait l'une des zones les plus densément peuplées du pays.
La zone a bénéficié d'une forte demande d'espace industriel ces dernières années. Les loyers moyens ont augmenté en conséquence, bien que les nouveaux locataires puissent encore bénéficier d'une bonne remise par rapport à des sites industriels plus centraux comme Park Royal.
