Our group is looking for a partner, JV, 1031, or outright sale. Incredible land opportunity in Grantsville, Utah. Welcome to "The Crossing" at Willow Creek in Grantsville, Utah! This is currently a conceptual design that we are working on through the City of Grantsville. Changes can be made to any part of "The Crossing" and will need approval by the City of Grantsville. A developing mixed-use land assemblage of approximately 150 acres, including multiple owners, and the total includes the following parcels: 01-130-0-0008 (approx. 60 acres), 30-0-0009 (approx. 20 acres), 01-130-0-0014 (approx. 14.34 acres), 01-130-0-0016 (approx. 19.14 acres), and 01-131-0-0002 (approx. 41.17 acres). We are in the process of engineering and looking for a potential development partner—JV or 1031. This land is located adjacent to the famous racetrack and includes conceptual plans for apartments, condos, townhomes, commercial retail, commercial office, industrial, and flex warehouse—a fantastic blend of multi-family with multiple access points, including a UDOT light and secondary access point. There is potential opportunity for inland port zoning and water approval. PID loans are also part of this potential opportunity. This inland port zone, as well as the PID loans, could potentially mean most or all of the cost for infrastructure could be covered with assistance from the inland port zone and completed PID loans. We have completed the concept design and are currently working with Ensign Engineering, the City of Grantsville, and Blu Design to move forward from concept to plat. Uses are wide-ranging and appear on the concept design as commercial, retail, gas station, dealerships, hotel, industrial flex/office, apartment component, as well as condo/townhomes and storage unit/facility. There is a wide range of uses that have potential. We are surrounded by growth with the current industrial projects around this land, as well as a large number of housing sites down the street. The Crossing at Willow Creek will look to be the hub for a fantastic location of mixed use. Feel free to contact the agent/owner with questions and any interest. Call for details.
