Hoel Reserve is not a conventional limited-service hotel. The cabins are distributed throughout a mature forested canyon setting, creating privacy, individuality and an immersive guest experience. The property also benefits from extensive infrastructure and significant recent capital investment, positioning the next owner to build upon the operating platform already in place rather than beginning with an undeveloped or deferred-maintenance asset.
Wedding and event operations provide an additional revenue component beyond lodging. The property includes ceremony and reception areas, dedicated event-support spaces and infrastructure capable of supporting private events, group buyouts, retreats and destination gatherings.
County approvals and permits are in place for nine additional guest units. Buyer shall independently verify the status, conditions, timelines, transferability and remaining requirements associated with all approvals and permits.
Under the contemplated parcel configuration, the existing rear drive serving Cabins 21–23 and Rosewood Hall is intended to become the primary access point for the resort and event-venue parcel, providing independent circulation from the adjoining Basecamp property.
