The building delivers in white-box condition — a finished shell ready for tenant-selected flooring, furniture, and custom finishes. PARKING AND CORRIDOR Thirty-two gated surface parking spaces sit behind the building on a paver drive — 2.28 stalls per 1,000 RSF, uncommon in Hollywood. Walk Score is 94 (Walker's Paradise). Media, tech, or creative holding companies — a standalone with real provenance and photographable interiors, at the size of a small flagship.
