The subject property is situated within the massive Joliet Area submarket, containing 114.6 million square feet of industrial space. Last year, net absorption contracted for the first time on record, and in the 12 months through Q2 2025, demand receded further, with about -984,000 square feet being vacated on net. Combined with 1.5 million square feet of net deliveries during this time, the vacancy rate in the Joliet Area increased by 200 basis points to 10.4 percent at the midway point of 2025. Due to the increase in availability and overall economic environment, annual rent growth decelerated from 5.5 percent in Q2 2024 to 4.6 percent in Q2 2025. However, local rent growth sat 220 basis points above the national average, pushing the average market rent to about $8.20 per square foot. With 2.5 million square feet of industrial space under construction in the Joliet Area, representing 2.2 percent of the inventory, vacancies and rents will largely be dictated by demand for the foreseeable future (CoStar).
