RÉSUMÉ ANALYTIQUE
Crossroads Real Estate Group is proud to present a rare portfolio sale-leaseback opportunity comprising 15 absolute NNN-leased B&B Theatres located in Missouri, Oklahoma, and Texas. The portfolio includes 409,429 square feet of net rentable area on 70.2 acres, featuring 128 screens and 10,861 seats. Each location is competitively amenitized to suit its local community. Backed by brand-new 10-year corporate-guaranteed leases with zero landlord responsibilities, the properties provide durable, long-term income from a nationally recognized operator. With many locations serving as the sole or dominant theater in their markets, this offering benefits from geographic exclusivity, limited competition, and deeply embedded customer loyalty, making it a compelling acquisition for portfolio investors focused on stable cash flow and strong real estate fundamentals.
Founded in 1924, B&B Theatres is the fifth-largest movie theater chain in the United States and the largest privately held cinema operator. Family-owned and operated for over a century, the company is known for its forward-thinking approach, including luxury recliners and next-generation projection technologies. The company currently operates 523 screens across 53 locations in 16 states, with additional projects in development. Importantly, B&B Theatres has met 100% of its lease obligations throughout its extensive history, reflecting a robust operational model and an unwavering financial integrity.
The movie exhibition industry is poised for a breakout performance. With 2025 set to be the first uninterrupted year of Hollywood production since 2019, the box office has already surged. Memorial Day weekend in 2025 set a record with $325 million in ticket sales. Year-over-year trends indicate a 30% increase in box office revenues, and analysts expect 2025 to 2026 to be record-breaking periods driven by a packed release calendar, including high-profile titles such as Superman, Mission: Impossible – The Final Reckoning, and How to Train Your Dragon. High barriers to entry, including sophisticated technology, construction costs, and market saturation, keep new competitors at bay, especially in smaller trade areas. This macro environment, paired with limited local competition and an established operator, makes this offering an ideal strategic investment in a revitalized and rationalized industry.

CONSEILLERS EN VENTE
John Nolan, Partner
