The +/-850 SF of reception, breakroom and all three restrooms are heated and cooled by a 5-ton HVAC split system. The +/-2,950 SF of open activities area is heated and cooled by (2) 5-ton HVAC package systems. All three systems run efficiently due to the spray foam insulation installed throughout the entire facility.
With over 1.5 acres of additional land adjacent to the north of the building, the opportunity provides a wide range of uses. In addition to the current configuration, the facility could be used for general retail and merchandising, further built-out for office, or turned back into industrial by re-installing a rollup door.
The additional acreage behind the building is currently fenced with an outside play area, which could be used to add additional square footage that would roughly double the size of the existing building.
