The property location is across from the biggest attraction, the Turning Stone Resort and Casino, a massive entertainment and business complex owned by the Oneida Indian Nation. The Crescent Hotel with 258 guest rooms & suites Salt Seafood & Raw Bar 1,500 space parking garage that will double available parking The expansion projects are scheduled to be completed by 2027. The Resort is a major New York State convention center. In a typical year, the Turning Stone Resort and Casino hosts hundreds of thousands of people from around the world who attend more than a thousand conventions and business meetings. Many of the Resort services have received top awards in the industry. The Resort is host to golf championship tournaments. The Turning Stone PGA Golf Tournament brought in an estimated $50 million to the area, providing revenue to local businesses, and was televised internationally. The Resort’s indoor professional tennis center has 4 indoor, year-round tennis courts and four outdoor, lighted tennis courts. With a $6.1 Billion federal grant, Micron computer chip manufacturer will build four fabrication plants at a cost of $100 billion over 20 years in Clay, NY, 30 miles from the subject property. Micron will hire thousands of employees at a starting pay of $100,000 per year. Construction begins in 2026. Chobani Yogurt announced in April 2025 that they will build a $1.2 billion production facility in Rome, NY, which is 10 miles from the subject property. 1,000 jobs will be created. The Town of Verona will build an access road to Willow Place directly across from the NYS Thruway Exit 33, at the traffic light where the Thruway Exit 33 meets Route 365. This access road will give easy access to the subject property from the NYS Thruway. Road construction was delayed due to the Covid-19 pandemic, but is scheduled to begin again later this year. The Town will also widen Willow Place to make it a commercial highway. The town has received a government grant of $2 million for beautification of Willow Place, with sidewalks, lighting, bike paths, landscaping, etc. Existing developments in the “Zone” include a Fairfield Inn by Marriot, a Comfort Inn & Suites, a Dunkin Donuts restaurant and Recovery Sports Bar & Grill restaurant. Other activity in the “Zone” includes the purchase of land by the Oneida Indian Nation. The Oneidas purchased many available parcels in and around the “Zone”, leaving only a few choice parcels available for private development. The Turning Stone Resort is one of the biggest employers in upstate New York with thousands of employees. Many of these employees travel from the two major upstate NY cities of Utica, NY and Syracuse, NY to work at the Resort. Utica is ½ hour east of the subject property and Syracuse is ½ hour west of the subject property. Many of the employees would prefer to live close to the Resort, so apartment complexes, condominiums, townhomes and homes are in great demand, along with all other developments. A development on the subject property could be an attraction for the millions of visitors passing through Verona’s NYS Thruway Exit 33 interchange and the tens of millions of travelers on the NYS Thruway. Verona, NY is considered part of the center of New York State, and as such, offers close access to and from anywhere in the state. With direct, easy access to and from the NYS Thruway, great visible exposure to NYS Thruway travelers, and the huge business and entertainment attraction provided by the neighboring resort and other nearby attractions, this property makes an ideal location for commercial development.
