DESCRIPTION
These properties are zoned Residential R-40 and in the Doublewide Manufactured Home Overlay. New lots would need to be a minimum of 40,000 square feet. Attached is the plat that created the subdivision. Only lots 1, 11, and 12 are conforming lots. This means they meet the minimum lot size. All the other lots are considered legal nonconforming as it pertains to lot size. These lots can be developed or redeveloped as long as setbacks can met. Front and rear setbacks are 30', side setbacks are 15'. The mobile homes on these lots can be replaced. The mobile homes can also be removed and replaced with stick-built of modular homes. If the lots were to be combined and re-platted, all the new lots would need to be 40,000 square feet in area. Although these lots are next to Laurelbrook development, I don't know how easy accessing utilities would be. The future land use map within the Catawba County Comprehensive Plans recommends this area remain low density residential, which relates back to the R-40 designation for 40,000 sq. ft. lots.
